2016 - 2024
This four building mixed-use development encompasses a whole city block of 5,903 sq.m within the new Green Square Town Centre. A collaboration with Smart Design Studio, our design was selected as the winner of a City of Sydney Design Excellence Competition for Mirvac.
The winning concept challenged planning controls and reworked the masterplan to provide an alternative that was better. The scheme provides increased solar access and cross ventilation to all apartments across the site to meet ADG planning requirements. Furthermore the new massing reduced overshadowing to The Drying Green, a new civic park adjacent the site.
The $160million development will have a gross floor area of 34,896 sq.m and comprises of a site-wide 4-storey basement carpark, a podium incorporating retail and hospitality tenancies. Four residential buildings totalling 323 residences of varying typologies rises above the podium level - a 22 storey apartment tower, a 12 storey articulated block, a 12 storey boutique apartment building and a row of seven 3 storey terrace houses.
The planning resulted in an increased number of oversized apartments aimed at owner occupiers, empty nesters and young families rather than property investors. Green Square Site 15 is to be the first residential project in Australia to seek WELLv2 Building Standard Certification.
